1. Acceptance
These Terms of Use govern access to and use of the website at ammaraone.webflow.io (the "Website"). The Website is operated by Ammara One For Building Contracting CO. L.L.C S.O.C, a limited liability company registered in Dubai, United Arab Emirates, under trade licence No. 1488092 issued by the Department of Economy and Tourism ("Ammara One", "we", "us", "our"). By accessing or using the Website you agree to these Terms. If you do not agree, please stop using the Website.
2. Our services
Ammara One provides building contracting and fit-out services under trade licence No. 1488092. Our licensed activities include building contracting; floor and wall tiling; false ceiling and light partition installation; air-conditioning, ventilation and air filtration systems installation and maintenance; electricity transmission and control equipment installation; carpentry and wood flooring; wallpaper fixing; plumbing and sanitary installation; plaster works; painting contracting; and building cleaning services.
Works falling within the scope of our licence are carried out by Ammara One. We may engage subcontractors and suppliers to perform part of those works, and we remain responsible to you for the works as a whole, including the part performed by a subcontractor.
Where a project requires services outside the scope of the works we carry out, we will tell you and, where appropriate, introduce you to an independently licensed provider. Any such provider is engaged by you directly and is responsible for its own work.
3. Information on the Website
Website content is general information about our services and our completed work. Indicative prices, timescales and specifications published on the Website are illustrative and are not an offer. The scope, price and programme for any project are set out only in a written quotation and, once accepted, in a signed contract.
4. No contract arises from the Website
Submitting an enquiry or a request for a quotation, or corresponding with us by email, telephone or messaging, does not create a contract and does not oblige us to accept a project.
Works begin only once the parties have signed a written contract and any approval required from the relevant authority, developer, master community or owners association is in place.
5. Project portfolio and images
5. 1 The projects shown on the Website are works carried out by Ammara One. Images are published with the written consent of the owner or occupier of the property concerned, or of the party that commissioned the works.
5. 2 We do not publish the address of a private property, the name of its owner or occupier, or an image in which a person is identifiable, unless that person has given written consent.
5. 3 Where a design was prepared by a third party, or where images were taken by a third-party photographer, we publish them with the permission of the rights holder. Products, materials and brands visible in an image belong to their respective owners, and their appearance does not imply any endorsement or association.
5. 4 If you own or occupy a property shown on the Website and you wish an image to be removed, write to info@ammaraone.ae. We will remove it from the Website within a reasonable period.
5. 5 Images show completed works on specific projects and are illustrative only. They are not a specification of what will be supplied on another project. Materials, finishes, site conditions, building regulations and approvals differ between projects.
6. Enquiries and confidentiality
6. 1 We apply reasonable confidentiality and security measures to information we receive through the Website, including drawings, photographs and property details you send us, and we limit internal access to it.
6. 2 We may share information from an enquiry with subcontractors and suppliers to the extent needed to prepare a quotation, subject to confidentiality.
6. 3 We may be unable to treat information as confidential to you where disclosure is required by the applicable law of the United Arab Emirates, by an order or lawful request of a court, prosecutor or law enforcement authority, or by a request from the Department of Economy and Tourism, Dubai Municipality or another competent authority. Where we are permitted to tell you that such a disclosure has been made, we will.
6. 4 Please do not submit passports, Emirates ID cards, title deeds or banking records through a general Website form. Where such material is genuinely needed, we will identify a secure channel for it first.
7. Acceptable use
You must not misuse the Website. In particular you must not attempt unauthorised access to it or to any system connected to it, introduce malicious code, interfere with its availability, scrape or harvest content at scale, impersonate another person, submit unlawful material, or use the Website in a way that infringes the rights of any other person.
We may restrict or withdraw access where reasonably necessary to protect the Website, its users, or our legal rights. Conduct of the kind described above may also be an offence under Federal Decree-Law No. 34 of 2021 on Countering Rumours and Cybercrimes.
8. Intellectual property
Unless stated otherwise, the content, design, graphics, logos, photographs and layout of the Website are owned by or licensed to Ammara One and are protected under Federal Decree-Law No. 38 of 2021 on Copyright and Neighbouring Rights and other applicable law. You may view, download and print reasonable extracts for your own non-commercial reference. Any other reproduction, publication, modification, distribution or commercial use requires our prior written consent.
9. Third-party links and integrations
The Website may contain links, embedded content or integrations provided by third parties. We do not control those resources and are not responsible for their availability, accuracy, terms or privacy practices.
10. Availability and changes to the Website
We aim to keep the Website available and its content current, but we may update, suspend, restrict or withdraw any part of it without notice. We do not warrant uninterrupted, error-free or virus-free access, and we may correct errors and update information at any time.
11. Your statutory rights
Nothing in these Terms affects the rights you have as a consumer under Federal Law No. 15 of 2020 on Consumer Protection and the regulations issued under it, or under any other mandatory provision of the applicable law of the United Arab Emirates.
Rights and obligations relating to the works themselves, including warranties, defect rectification and the statutory liability of a contractor under the UAE Civil Code, are governed by the signed contract and by the applicable law, and not by these Terms.
12. Limitation of liability
12. 1 To the maximum extent permitted by the applicable law of the United Arab Emirates, Ammara One is not liable for indirect, incidental, special or consequential loss, or for loss of profit, business opportunity, goodwill or data, arising from your use of or inability to use the Website, or from reliance on its general content.
12. 2 Nothing in these Terms excludes or limits liability for fraud, wilful misconduct, gross negligence, death or personal injury caused by negligence, breach of mandatory obligations under data protection or consumer protection law, the statutory liability of a contractor under the UAE Civil Code, or any other liability that cannot lawfully be excluded or limited.
13. Privacy
Our handling of personal data is governed by our Privacy Policy and our Cookie Policy. Those policies are incorporated into these Terms for information, and nothing in these Terms reduces any right granted to you by applicable law.
14. Changes to these Terms
We may update these Terms from time to time. The version published on this page applies to your use of the Website, and the date of the most recent update is shown above.
15. Governing law and jurisdiction
These Terms are governed by the federal laws of the United Arab Emirates and the laws applicable in the Emirate of Dubai. Subject to any mandatory jurisdiction or dispute resolution requirement, including the consumer complaint procedures of the Department of Economy and Tourism, the courts of Dubai have exclusive jurisdiction over any dispute arising from use of the Website.
